Last month brought a noticeable shift for the Simcoe County real estate market update April 2025. Sales rose to 597 units across the region—up more than 20% from April 2024 and a striking 75% increase from March. While activity picked up, average home prices continued to soften, landing at $808,175, down 6.5% from the same time last year. The sharpest story, however, was inventory: active listings more than doubled year-over-year, up over 123%, while new listings surged nearly 58%. Months of inventory rose to 6.36, officially keeping Simcoe in buyer’s market territory.

This environment is being shaped by a mix of hesitancy from buyers and growing pressure from sellers trying to capture spring momentum. More homes on the market mean more choice for buyers—and more competition for sellers. Homes are still selling, but pricing accurately and presenting well are critical.

While Simcoe County as a whole experienced a shift, certain communities stood out. In Barrie, sales declined by 21% year-over-year, and the average price dipped to $724,863—down 5.3% from last April. Inventory in the city rose by more than a third, giving buyers more time and options. Bradford saw one of the most dramatic year-over-year changes, with sales cut in half and prices falling more than 15% to an average of $977,481. Active listings in the area jumped 53%, pushing the months of inventory above 7. This suggests sellers may need to adjust their expectations quickly if they hope to stay competitive.

On the flip side, Innisfil saw a rebound in both activity and pricing. Sales were down from last year but up 16% compared to March. Prices climbed over 9% year-over-year to just over $1 million. Springwater also saw prices rise—up nearly 13% from last April to an average of $1.2 million—though sales remained modest and inventory levels surged, which may impact how long listings stay on the market moving forward.

In more rural communities like Clearview and Oro-Medonte, the story is consistent: fewer sales, longer days on market, and year-over-year price declines. These are lifestyle markets where buyers tend to move more cautiously, and inventory levels are climbing steadily.
