Hi everyone, Rich Fournier from The Fournier Real Estate Team and in this video I am going to take you on a tour of Barrie’s Ardagh Bluffs neighbourhood.

When thinking of making a move, we know that certain things are important factors in making a decision, like schools, amenities and housing options. In this video, I’m going to show you all of the wonderful things Ardagh Bluffs has to offer.
The Ardagh Bluffs neighbourhood is located in the South Western part of Barrie and is bordered by Tiffin St to the North, Hwy 400 to the East, Harvie Rd to the South and Hwy 27 to the West. This location makes it ideal for commuters as it is easily accessed by the Essa Rd (and soon to be completed Harvie Rd) exit off of Hwy 400.
In Ardagh Bluffs, you will find a wide mix of housing, including detached, semi-detached, townhouses and condos. The majority of the streets are dominated by detached homes on 35-50’ lots, generally built around the early 2000s, although we are seeing many more recent infill projects of townhomes and condominium communities.
The Ardagh Bluffs neighbourhood has some of the nicest condo developments in Barrie with trendy interiors and awesome layouts. The Manhattan condos, Greenwich Village and the Gallery all boast access to forests and greenspace as well!
Currently, the Ardagh Bluffs neighbourhood is growing with the addition of the Aspen Woods Development near Ardagh Bluffs Public School. The current stage of this development includes craftsman-style detached homes on 40 and 50’ lots.
So, for any of you parents out there, we all know that deciding where to move isn’t really all your choice….the kids get some say, whether indirectly or not. I know when we moved to Barrie, schools were a big factor in where we moved.
The Ardagh Bluffs neighbourhood is home to some great schools, in both the public and catholic school boards. For elementary school, local options include: Saint Catherine of Siena School, Ferndale Woods Elementary School and Ardagh Bluffs Public School. Ferndale and Ardagh both offer French Immersion Programming. Ardagh Bluffs Public School boasts the honour of being named the #2 elementary school in Barrie for the 2017-2018 Fraser Institute’s school rankings.
St. Joan of Arc is the only high school located within the Ardagh Bluffs neighbourhood, however, many students are bussed to Bear Creek Secondary School in the nearby Holly neighbourhood.
If you are looking for an alternative to the Simcoe County District School Board or the Simcoe Muskoka Catholic District School Board, there are some Independent School Options nearby. The Heritage Christian Academy and Timothy Christian School are both located in Barrie, while Kempenfelt Bay School is about a 15 minute drive south in Innisfil.
The Ardagh Bluffs neighbourhood is a great community for families, with access to parks and greenspace throughout, with Batteaux Park, Summerset Park and Harvie Park being our favourites! Our kids love Harvie Park’s spinning monkey bars the best!
In addition to the playgrounds, Ardagh Bluffs is home to 2 volunteer-managed outdoor skating rinks at Ferndale and Batteaux parks when the weather cooperates! It’s a great way to get the family outside for some free winter fun! The Ardagh Bluffs Natural Area is also a great outdoor option. With over 518 acres of land and 17 kms of trails, the Bluffs are great for hiking, biking, snowshoeing or just grabbing a few minutes of peace and quiet. Another great outdoor adventure spot is the Bear Creek Eco Park, which is home to a unique collection of outdoor critters. The boardwalk is the perfect spot search for frogs, turtles, herons and ducks – don’t forget your camera.
So we’ve got the kids covered with great schools, parks and fun things to do, but what about the adult stuff? Ardagh Bluffs has a ton of amenities to make ‘adulting’ a little less hard! Essa and Ardagh Roads both boast a number of plazas for everyday necessities like shopping, coffee runs and gas fill-ups. There are your staples like Starbucks, Tim Horton’s, Pizza Pizza and Shoppers Drugmart, as well as some up and coming chains like Mucho Burrito. You’ll also find date-night spots like ol’ West Wing or Sicilian Gourmet Pizza and Pasta. And let’s be honest, there is always skip the dishes for those nights when you don’t want to leave the house!
Overall, we think Ardagh Bluffs is one of the best neighbourhoods in Barrie for families!
