The Simcoe County real estate market update January 2025 showed significant activity, with notable increases in sales, average prices, and new listings. Compared to January 2024, the total number of sales across Simcoe County increased by 27.66% year-over-year, reaching 480 transactions. The average price of homes also experienced growth, climbing 6.62% year-over-year to $841,757. Month-over-month, sales were up 24.68% from December 2024, while the average price showed a moderate 2.60% increase. The market also saw a substantial rise in new listings, jumping 29.71% year-over-year and an even more striking 125.24% month-over-month. However, active listings increased dramatically by 78.22% year-over-year, indicating a rise in available inventory.
Oro-Medonte, Orillia, and Clearview saw an increase in sales volume by 185.71%, 33.33%, and 25% year-over-year, respectively. Bradford West Gwillimbury, however, experienced a decrease in sales by 23.33% year-over-year, though its average home price surged by 35.31% year-over-year. Similarly, Springwater saw a 50% rise in sales year-over-year, and its average price increased significantly by 38.82% year-over-year and 44.48% month-over-month. In Oro-Medonte, while sales surged year-over-year, the average home price decreased by 6.23% year-over-year.
Overall, the Simcoe County real estate market update January 2025 displayed strong growth, with increased sales, rising prices in most areas, and a substantial influx of new listings. While some municipalities saw price declines, the overall market remains dynamic, with both buyers and sellers actively participating. With increasing inventory and fluctuating demand across various towns, Simcoe County continues to offer diverse opportunities for buyers and sellers alike.
