Simcoe County Market Statistics July 2021 | The Fournier Experience Real Estate Team

Summer is creeping towards an end but we hope that you’ve taken time to enjoy friends, family and the great outdoors! The latest statistics are in from the Barrie & District Association of Realtors® (BDAR) providing an overview of the Simcoe County Real Estate Market for July 2021. While prices haven’t changed much, we did see a slight drop in average home price, most likely due to lower inventory. Activity was down in July but we expect an uptick in the market come September, as is typical in the real estate cycle.

Month-Over-Month (July 2021 vs June 2021) Residential Homes

Simcoe County

815 residential units were sold in Simcoe County last month—a 14.2% decrease from June 2021. During the same time a year ago (June 2020 to July 2020), there was a 11.8% increase in the number of units sold.

The average price of residential units sold last month was $772,647—a 3.8% decline from June 2021. This decline contrasted the month-over-month change in average price a year ago (+2.3%).

City of Barrie

255 units were sold last month within the City of Barrie, which was 12.1% less than the number of units sold the month prior. A year ago, the number of units sold between July and June grew 15.3%.

The average price of units sold within Barrie during July 2021 was $732,430. This was 1.8% less than the average price during June 2021. In comparison, the average price of units sold between July 2020 and June 2020 increased 4.2%.

City of Barrie – Apartments & Condos

38 apartment and condo units were sold in Barrie last month—7.3% less than the number of units sold in June 2021. The average price of apartment and condo units sold in the City of Barrie last month was $492,926—8.0% less than the average price in June 2021.

Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 560 units were sold. This was 15.2% less than the number of units sold during June 2021. At the same time a year ago, there was an 10.2% increase in the number of units sold outside of Barrie.

The average price of units sold in the areas outside of Barrie last month was $790,960. This was 4.6% less than the month prior. Between July 2020 and June 2020, the average price of units sold outside of Barrie increased 1.6%.

Innisfil

61 residential units were sold in Innisfil last month—a 7.6% decrease from June 2021. During the same period a year ago (June 2020 to July 2020), there was a 40.6% increase in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $813,031—a 11.6% decrease from June 2021. This contrasted the growth from last year when the average price grew 8.1% from June to July.

Orillia

56 residential units were sold in Orillia last month — a 16.4% decrease from June 2021. During the same period a year ago (June 2020 to July 2020), there was an 15.5% increase in the number of units sold. The average price of residential units sold in Orillia last month was approximately $638,515—a 1.7% increase from June 2021. The average price a year ago decreased 9.4% from June to July.

Essa

In Essa last month, 35 residential units were sold. This was 16.7% more than the month prior. During the same period a year ago, there was a 4.3% decrease in the number of units sold. The average price of residential units sold in Essa last month was $806,634— a 10.0% decrease from June 2021. This time last year, the average price increased 4.0% from June 2020 to July 2020.

 

Year-To-Date (YTD) (July 2021 YTD vs July 2020 YTD) All Residential Homes

Simcoe County

6645 residential units were sold in Simcoe County during July 2021 Year-To-Date (YTD) (January 1st, 2021 – July 31st, 2021). This was 36.5% more than what was sold during the same timeframe last year (January 1st, 2020 – July 31st, 2020). The average price of residential units sold during July 2021 YTD was $772,961. This was 38.6% greater than the average price during the same timeframe last year.

City of Barrie

2283 units were sold in the City of Barrie during July 2021 YTD. This was a 41.3% growth from the same timeframe last year. This growth was greater than the growth in total Simcoe County (+36.5%).

The average price of units sold within the City of Barrie during July 2021 YTD was $724,643. This was 33.2% more than the same timeframe last year. This growth was less than what was seen in the total Simcoe region (+38.6%). During July 2021 YTD, Barrie accounted for 34.4% of residential properties sold. This was 1.2 share points more than the same timeframe during 2020.

City of Barrie – Apartments & Condos

313 apartment and condo units were sold in Barrie during July 2021 YTD—49.8% more than the number of units sold in July 2020 YTD. The average price of apartment and condo units in the City of Barrie this year so far was $489,168 This was 24.3% more than the average price during the same timeframe last year.

Simcoe County Excluding Barrie

4362 residential units were sold in the areas outside of Barrie during July 2021 YTD. This was 34.2% more than the number of units sold during July 2020 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+36.5%).

The average price of units sold during this time was $798,249. This was 41.4% greater than what was seen during July 2020 YTD. This growth was greater than that of total Simcoe (+38.6%). During July 2021 YTD, Simcoe County Excluding Barrie accounted for 65.6% of residential properties sold. This was 1.2 share points less than the same timeframe during 2020.

Innisfil

492 residential units were sold in Innisfil during July 2021 YTD. This was 33.3% more than what was sold during the same timeframe last year (January 1st, 2020 – July 31st, 2020). The average price of residential units sold in July 2021 YTD was $835,619. This was 49.2% greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.4% of sales in Simcoe County—down 0.2 share points from the same timeframe last year.

Orillia

492 residential units were sold in Orillia from the beginning of 2021 to July 31st, 2021. This was 31.6% more than what was sold during the same timeframe last year (January 1st, 2020 – July 31st, 2020). The average price of residential units sold during July 2021 YTD was $626,356. This was 38.5% greater than the average price during the same timeframe last year. During July 2021 YTD, Orillia accounted for 7.4% of sales in Simcoe County, 0.3 share points less than that of July 2020 YTD.

Essa

299 residential units were sold in Essa during June 2021 YTD. This was 35.9% more than what was sold during the same timeframe last year (January 1st, 2020 – July 31st, 2020). The average price of residential units sold in July 2021 YTD was $789,335. This was 38.8% greater than the average price during the same timeframe last year. During this time, Essa accounted for 4.5% of sales in Simcoe County—a 0.0 share points change from the same timeframe last year.

 

Year-Over-Year (July 2021 vs July 2020) All Residential Homes

The Housing Price Index (HPI) showed a 36.6% year-over-year increase between July 2021 and July 2020.

Simcoe County

815 residential units were sold in Simcoe County last month—32.4% less than the same time last year. As well, the average price of residential units sold was $772,647, which was 29.9% greater than that of July 2020.

City of Barrie

255 residential units were sold during July 2021 within Barrie. This was 32.2% less than the number of units sold during July 2020. This decline was lesser than that of total Simcoe County (-32.4%).

The average price of residential Barrie units sold during July 2021 was $732,202—26.3% greater than the average price of units sold during July 2020. This growth was less than the average-price growth of total Simcoe County (+29.9%). Sales in Barrie accounted for 31.3% of residential sales in Simcoe County last month. This was 0.1 share points more than the same time last year.

City of Barrie – Apartments & Condos

38 apartment and condo units were sold in Barrie during July 2021 — 11.6% less than the number of units sold in July 2020. The average price of apartment and condo units in the City of Barrie during July 2021 was $492,926. This was 18.2% more than the average price during the same time last year.

Simcoe County Excluding Barrie

560 residential units were sold outside of Barrie during July 2021, and this was 32.5% less than the number of units sold during July 2020. This decline was slightly greater than the 32.4% decline seen in the total Simcoe region.

The average price of units sold in Simcoe County Excluding Barrie last month was $790,960. This was a 31.5% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9%). Residential property sales outside of Barrie accounted for 68.7% of sales in Simcoe County last month. This was 0.1 share points less than the same time last year.

Innisfil

61 residential units were sold in Innisfil during July 2021, and this was 32.2% less than the number of units sold during July 2020. This decline was slightly less than the 32.4% decline seen in the total Simcoe region. The average price of units sold in Innisfil last month was approximately $813,031. This was a 34.2% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9%). Sales in Innisfil accounted for 7.5% of sales in Simcoe County during July 2021. This was a 0.0 share points change from Innisfil’s share of sales during the same time last year.

Orillia

56 residential units were sold in Orillia during July 2021, and this was 42.3% less than the number of units sold during July 2020. This decline was greater than the 32.4% decline seen in the total Simcoe region. The average price of units sold in Orillia last month was approximately $638,515. This was a 39.5% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9%). Orillia’s sales made up 6.9% of sales in Simcoe County. This was 1.2 share points less than the same time last year.

Essa

35 residential units were sold in Essa during July 2021, and this was 22.2% less than the number of units sold during July 2020. This decline was less than the 32.4% decline seen in the total Simcoe region. The average price of units sold in Essa last month was approximately $806,634. This was a 31.2% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+29.9%). Sales in Essa accounted for 4.3% of sales in Simcoe County during July 2021. This was 0.6 share points more than Essa’s share of sales during the same time last year.
