The Simcoe County Real Estate Market Update July 2025 housing data is in, and while we continue to see some seasonal movement, the larger story remains one of shifting dynamics in favour of buyers. Inventory is climbing, prices are adjusting, and the pace of the market is slower than what we’ve been used to in recent years.

Across Simcoe County, sales were up 4.9% compared to July of last year, with 425 homes sold versus 405 in July 2024. However, when compared to June 2025, sales actually dipped slightly by 4.5%. The average sale price across the region came in at $831,428. That is down nearly 8% from last year but essentially flat from June, reflecting a levelling-off in price declines for now.

New listings in July reached 1,552, up over 17% year over year, while active listings climbed over 30%, hitting 2,782. Months of inventory now sit at 5.4, up significantly from 4.2 a year ago and marginally higher than last month. This shift in supply is giving buyers more time and more choice, while sellers need to be increasingly strategic with pricing and preparation.

Barrie continues to experience slower conditions. Sales were down 7% from July 2024 and fell more than 10% from June. Prices also softened, dropping nearly 7% year over year to an average of $708,522. The number of homes available in Barrie has risen nearly 40% over the past year, which puts more pressure on sellers to price competitively and stand out in a crowded market.

Bradford saw a substantial surge in sales, jumping over 65% year over year and rising more than 26% from June. While average prices declined nearly 15% compared to July 2024, the spike in activity suggests that more buyers are stepping into the market where value is apparent. Detached homes in Bradford averaged just over $1.05 million, with most properties selling within a few weeks on market.

Orillia stands out this month as one of the few areas to post both higher sales and slight price gains. Sales were up 25% year over year and jumped over 30% from June. The average sale price was just under $625,000, a modest 1.2% increase from last month. Buyers looking in this price range are showing confidence, and well-priced homes in Orillia are selling relatively quickly.

The market across Simcoe County continues to favour buyers overall, with more listings, slower absorption rates, and softer pricing in many areas. That said, we are still seeing strong activity in certain pockets where price points are attractive or inventory remains limited. Sellers need to be strategic and proactive. Buyers should take advantage of the options and negotiating power that this environment provides.
