We’re edging into summer but before you get into vacation mode, we want to share the Simcoe County Real Estate Market Update May 2024! May brought another month of a non-traditional spring market in our region, particularly in terms of volume or number of properties sold. Overall in Simcoe County, volume was down year-over-year 18.33% (over May 2023), however, May brought about a modest volume increase of 2% over April 2024. Barrie was the only city that saw a jump in sales in May, with 14.22% more sales than in April 2024.
Pricing was also muted this May, seeing modest increases month-over-month in Barrie, Essa and Oro-Medonte. Similarly, these municipalities, along with Clearview have shown modest average price increases year-over-year.
With the latest Bank of Canada announcement and the subsequent drop to mortgage rates, June should prove interesting to watch. While we still expect it to be a Buyer’s market, the change to Buyer sentiment may spur some more sales activity in our region. We’ll be sure to send you an update!
