As we review the Simcoe County real estate Market Update May 2025, it’s clear we are continuing to operate in a very different landscape than we did just one year ago. Sales were down 17.3% year-over-year, with 434 homes sold this May compared to 509 in May 2024. That drop in sales volume signals continued buyer hesitation, likely tied to ongoing economic uncertainty and affordability concerns. However, when we zoom in month-over-month, we see a 19.5% increase in sales compared to April, which suggests that buyers are still active and responding to seasonal momentum.

The average sale price in Simcoe County came in at $849,002, virtually unchanged year-over-year, and up 3% from April. This stability in pricing, even with increased inventory levels, indicates that sellers are holding their ground and that demand remains steady for well-priced homes.

New listings jumped 32.4% from April and are up 16.3% year-over-year, while active listings hit 2,566, an increase of over 28% from May 2024. With months of inventory rising to 5.1 (up from 3.6 last year), buyers now have more selection and leverage, which is changing how properties are priced and negotiated.

There were a few notable changes in Simcoe County communities. Sales in Barrie declined 25.8% year-over-year, steeper than the county average. However, sales were up 8.2% from April, and average prices rose 2.6% month-over-month to $743,470. With nearly 1,000 active listings and over 700 new properties hitting the market in May, supply continues to outpace demand. Sellers need to stay competitive to capture buyer attention.

Essa continues to outperform. Sales jumped 28.6% compared to May 2024 and 24.1% over April. Prices are flat year-over-year but have risen 4.2% since last month, suggesting strong demand in this pocket. Inventory is up, but it appears the market here is absorbing it well.

Though sales were down 30.7% year-over-year, Clearview recorded the sharpest price appreciation across Simcoe County. The average sale price hit $1.24M, up over 24% year-over-year and a remarkable 34% from April. While activity has slowed, the price surge signals that buyers seeking unique or rural properties are still competing.
