In the Simcoe County Real Estate Market, the trend of lower inventory seems to be holding strong, while pricing is still making gains, albeit not as drastic. On the ground, we are seeing fewer set offer dates (and multiple offers) and properties accepting conditional offers, especially in locations outside of Barrie. With that being said, a listing-ready property in a desirable spot can still snag an amazing selling price in record time.

Simcoe County Real Estate Market Update September 2021 | The Fournier Experience Real Estate Team

Month-Over-Month (September 2021 vs August 2021) Residential Homes

The Housing Price Index (HPI) showed a month-over-month increase of 2.4% from August 2021.

Simcoe County

737 residential units were sold in Simcoe County last month—a 0.5% increase from August 2021. During the same time a year ago (August 2020 to September 2020), there was an 8.7% decrease in the number of units sold. The average price of residential units sold last month was $801,619—a 0.1% decrease from August 2021. This growth was around the same as the month-over-month change in average price a year ago (+0.5%).

City of Barrie

229 units were sold last month within the City of Barrie, which was 13.4% more than the number of units sold the month prior. A year ago, the number of units sold between September and August increased 0.6%.

The average price of units sold within Barrie during September 2021 was $779,367. This was 3.9% more than the average price during August 2021. In comparison, the average price of units sold between September 2020 and August 2020 decreased 0.1%.

City of Barrie – Apartments & Condos

41 apartment and condo units were sold in Barrie last month—51.9% more than the number of units sold in August 2021. The average price of apartment and condo units sold in the City of Barrie last month was $523,622—12.5% more than the average price in August 2021.

Simcoe County Excluding Barrie

In Simcoe County Excluding Barrie last month, 508 units were sold. This was 4.3% less than the number of units sold during August 2021. At the same time a year ago, there was an 12.4% decrease in the number of units sold outside of Barrie.

The average price of units sold in the areas outside of Barrie last month was $811,649. This was 1.3% less than the month prior. Between September 2020 and August 2020, the average price of units sold outside of Barrie increased 1.2%.

Innisfil

46 residential units were sold in Innisfil last month—a 13.2% decrease from August 2021. During the same period a year ago (August 2020 to September 2020), there was a 30.3% decrease in the number of units sold. The average price of residential units sold in Innisfil last month was approximately $896,957— a 3.7% decrease from August 2021. This was less than the decline from last year when the average price declined 10.0% from August to September.

Orillia

48 residential units were sold in Orillia last month — a 21.3% decrease from August 2021. During the same period a year ago (August 2020 to September 2020), there was an 1.3% decrease in the number of units sold. The average price of residential units sold in Orillia last month was approximately $675,942— a 2.0% increase from August 2021. The average price a year ago increased 8.2% from August to September.

Essa

In Essa last month, 29 residential units were sold. This was 93.3% more than the month prior. During the same period a year ago, there was a 33.3% decrease in the number of units sold. The average price of residential units sold in Essa last month was $773,417— a 8.5% decrease from August 2021. This time last year, the average price decreased 14.0% from August 2020 to September 2020.

 

Year-To-Date (YTD) (September 2021 YTD vs September 2020 YTD) All Residential Homes

Simcoe County

8090 residential units were sold in Simcoe County during September 2021 Year-To-Date (YTD) (January 1st, 2021 – September 30th, 2021). This was 15.8% more than what was sold during the same timeframe last year (January 1st, 2020 – September 30th, 2020). The average price of residential units sold during September 2021 YTD was $778,513. This was 34.3% greater than the average price during the same timeframe last year.

City of Barrie

2707 units were sold in the City of Barrie during September 2021 YTD. This was a 20.2% growth from the same timeframe last year. This growth was greater than the growth in total Simcoe County (+15.8%).

The average price of units sold within the City of Barrie during September 2021 YTD was $730,688. This was 32.1% more than the same timeframe last year. This growth was less than what was seen in the total Simcoe region (+34.3%). During September 2021 YTD, Barrie accounted for 33.5% of residential properties sold. This was 1.2 share points more than the same timeframe during 2020.

City of Barrie – Apartments & Condos

380 apartment and condo units were sold in Barrie during September 2021 YTD—22.6% more than the number of units sold in September 2020 YTD. The average price of apartment and condo units in the City of Barrie this year so far was $489,706. This was 22.5% more than the average price during the same timeframe last year.

Simcoe County Excluding Barrie

5383 residential units were sold in the areas outside of Barrie during September 2021 YTD. This was 13.7% more than the number of units sold during September 2020 YTD. This growth in number of units sold was less than the growth seen in the total Simcoe region (+15.8%).

The average price of units sold during this time was $802,563. This was 35.5% greater than what was seen during September 2020 YTD. This growth was greater than that of total Simcoe (+34.3%). During September 2021 YTD, Simcoe County Excluding Barrie accounted for 66.5% of residential properties sold. This was 1.2 share points less than the same timeframe during 2020.

Innisfil

591 residential units were sold in Innisfil during September 2021 YTD. This was 13.7% more than what was sold during the same timeframe last year (January 1st, 2020 – September 30th, 2020). The average price of residential units sold in September 2021 YTD was $848,937. This was 45.3% greater than the average price during the same timeframe last year. During this time, Innisfil accounted for 7.3% of sales in Simcoe County—down 0.1 share points from the same timeframe last year.

Orillia

598 residential units were sold in Orillia from the beginning of 2021 to September 30th, 2021. This was 14.1% more than what was sold during the same timeframe last year (January 1st, 2020 – September 30th, 2020). The average price of residential units sold during September 2021 YTD was $634,942. This was 36.3% greater than the average price during the same timeframe last year. During September 2021 YTD, Orillia accounted for 7.4% of sales in Simcoe County, 0.1 share points less compared to Orillia’s share in September 2020 YTD.

Essa

343 residential units were sold in Essa during August 2021 YTD. This was 18.3% more than what was sold during the same timeframe last year (January 1st, 2020 – September 30th, 2020). The average price of residential units sold in September 2021 YTD was $791,247. This was 32.3% greater than the average price during the same timeframe last year. During this time, Essa accounted for 4.3% of sales in Simcoe County—a 0.1 share points less than the same timeframe last year.

 

Year-Over-Year (September 2021 vs September 2020) All Residential Homes

The Housing Price Index (HPI) showed a 35.0% year-over-year increase between September 2021 and September 2020.

Simcoe County

737 residential units were sold in Simcoe County last month—27.2% less than the same time last year. As well, the average price of residential units sold was $801,619, which was 26.7% greater than that of September 2020.

City of Barrie

229 residential units were sold during September 2021 within Barrie. This was 28.4% less than the number of units sold during September 2020. This decline was greater than that of total Simcoe County (-26.7%). The average price of residential Barrie units sold during September 2021 was $779,367—35.2% greater than the average price of units sold during September 2020. This growth was greater than the averageprice growth of total Simcoe County (+27.2%). Sales in Barrie accounted for 31.1% of residential sales in Simcoe County last month. This was 0.5 share points less than the same time last year.

City of Barrie – Apartments & Condos

41 apartment and condo units were sold in Barrie during September 2021 — 18.0% less than the number of units sold in September 2020. The average price of apartment and condo units in the City of Barrie during September 2021 was $523,622. This was 27.9% more than the average price during the same time last year.

Simcoe County Excluding Barrie

508 residential units were sold outside of Barrie during September 2021, and this was 26.7% less than the number of units sold during September 2020. This decline was lesser than the 27.2% decline in the total Simcoe region.

The average price of units sold in Simcoe County Excluding Barrie last month was $811,649. This was a 23.3% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+26.7%). Residential property sales outside of Barrie accounted for 68.9% of sales in Simcoe County last month. This was 0.5 share points greater than the same time last year.

Innisfil

46 residential units were sold in Innisfil during September 2021, and this was 25.8% less than the number of units sold during September 2020. This decline was less than the 27.2% decline seen in the total Simcoe region. The average price of units sold in Innisfil last month was approximately $869,957. This was a 48.4% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+26.7%). Sales in Innisfil accounted for 6.2% of sales in Simcoe County during September 2021. This was 0.1 share points more than Innisfil’s share of sales during the same time last year.

Orillia

48 residential units were sold in Orillia during September 2021, and this was 36.0% less than the number of units sold during September 2020. This decline was greater than the 27.2% decline seen in the total Simcoe region. The average price of units sold in Orillia last month was approximately $675,942. This was a 30.4% increase in the average price, year-over-year. This growth was greater than what was found in total Simcoe County (+26.7%). Orillia’s sales made up 6.5% of sales in Simcoe County. This was 0.9 share points less than the same time last year.

Essa

29 residential units were sold in Essa during September 2021, and this was 3.6% more than the number of units sold during September 2020. This growth was contrasted the 27.2% decline seen in the total Simcoe region. The average price of units sold in Essa last month was approximately $773,417. This was a 22.9% increase in the average price, year-over-year. This growth was less than what was found in total Simcoe County (+26.7%). Sales in Essa accounted for 3.9% of sales in Simcoe County during September 2021. This was 1.2 share points less than Essa’s share of sales during the same time last year.
