February witnessed a substantial 37.5 percent increase in sales, totalling 557 units sold, accompanied by a modest 3.4 percent uptick in the average sale price to $839,675 compared to the same period in 2023. Despite a decrease in new listings year-over-year, the market exhibited resilience with an 18.47 percent surge in new listings from the previous month. This influx of listings offers prospective buyers more options and contributes to a balanced market environment, further bolstering Simcoe County’s real estate landscape.

This positive trajectory is sustained by Simcoe County’s robust population growth, which continues to drive demand for housing despite higher borrowing costs. The market’s resilience is further reinforced by the expectation of easing interest rates, hinting at a continued optimistic outlook for both home sales and listings in the region.
